Phase 1 of the project consisted of a complete HVAC conversion, administration renovation/expansion, kitchen and cafeteria expansion, classroom addition, mechanical room addition, electrical and IT upgrades, new roof coating, and a new shade canopy for student pick-up/drop-off. Almost all work for Phase I had to be completed during the summer break, causing the construction schedule to be extremely condensed. The scope also increased during construction, as SFPS opted to add additional upgrades. The scope also increased during construction, as SFPS opted to add SMART Boards in every classroom. Vigil & Associates worked closely with SFPS and the contractor to ensure construction stayed on schedule, even with scope increases. V&A worked with the owner and contractor to keep costs down and meet the needs of the district. The project was very successful and completed over the summer break in time for the fall semester.

Phase 2 renovations included remodeling a portion of the existing Ramirez Thomas Elementary School primarily located within the 25,000 sf kindergarten and Pre-K wing. Existing classrooms and offices were renovated and reconfigured, with HVAC improvements and roof renovations. Site work included installation of a new artificial turf soccer field. A major gymnasium expansion doubled the size of the existing area.

The owners were very satisfied and the project was below budget.
